Can you build the house, or do you just provide the kits which are assembled by somebody else?
Yes, we are qualified builders.
If you are building on the Sunshine Coast, Queensland, Australia we can fully build your house; or you can nominate somebody else to build your house.
If you are building anywhere else, we can provide a list of caring builders along with all materials and plans required to build your new house.
Do you sell house and land packages?
Yes. we have associated with many developers here on the Sunshine Coast. Please contact us on 1300 654 010 to discuss site requirements.
Tip: Make the purchase of the land conditional on a satisfactory soil test analysis/or stability report.
Do you provide finance?
Yes. We can recommend various lenders. Please see our Finance Section now.
What responsibilities do the owners have during the building phase?
We will clearly advise you on:
The logical building sequence.
Your obligations and requirements at each stage.
Do you use a standard contract?
There are two contracts:
• Standard Q.M.B.A. Contract; and/or
• (Kit only) Supply Agreement listing a) all materials supplied and b) terms of trade.
What is a PC?
A PC is a "prime cost" item listed in the contract price. If the price of the item varies, the contract price also varies.
What is a PS?
A PS is a "provisional sum". It is an amount included in the contract price which incorporates the cost of the item as well as the cost of labour required to install the item.
If the price of the item, or the cost of labour, varies, the contract price also varies.
How are payments scheduled?
Payments are scheduled at logical stages where the amount of money to be paid is the cost it has taken to build the house to that stage. The amounts of money remaining to be paid should cover the costs to complete the house.

Who is responsible for the insurance of the house whilst it is being built?
The builder is responsible for the insurance during the construction of the building. When the building reaches the Practical Completion stage the insurance of the house becomes the responsibility of the owner.
With kits, it is the owners responsibility.
When does the house officially become the property of the owner?
The house remains the property of the builder until final payment is paid and funds cleared.
